Frames

  • Work off Construction Plans only.Check for latest plans on the Masterton portal before detailing. 
  • Check framing notes on plan and purchase order for job specifics 
  • Check steel locations on plans & engineers any discrepancies check with Masterton Homes
  • Supply full height F27 (HWD) studs loose for steel beam supports in line with engineers – note on layout! All other openings and beam pockets noted with HWD studs to be in frame.
  • Intended internal load bearing walls as designated by Masterton – MUST correlate with engineers details – confirm as required.
  • Provide beam pockets to support timber beams in garage as required – Click here for details
  • Frame heights as per plan 
  • Studs @ 450cts to wet areas – brace outside wet areas
  • No Steel at all, even if required for lintel or bulkhead. Contact Masterton. (Trish 23/05/03)
  • Any steel required that is not noted on the engineers details, Masterton draughting department must be notified. This form must be filled out and emailed to clint.masterton@masterton.com.au at detailing stage. Provide a brief description of where the steel is required. (19/11/14)

  • Be aware that on some models on the upper floor around the stairwell a 90mm frame is generally used – check the plans!
  • Two storey models with stairwell windows where a wind beam is not used ensure jamb studs are placed in the ground floor frame so they appear continuos from the upper floor frame – Click here

  • Sirocco models and those similar with porch piers that have a double post on it supply a beam across the front, as the side beams do not sit on the posts. Also supply 2xTBJ70 hangers to pick up the side beams.
  • Square set opening heights for 2440 & 2600 high frames generally 2100. For 2700 high frames generally 2340 – Unless noted otherwise.
  • Doors – D5=520 – D6=620 – D7=720 – D8=820 – D9=770 – D7CSD=720 – D8CSD=820 – D9CSD=770 – refer to schedule (check heights!)

Windows

  • Windows
  • Dowell – Refer to purchase order! Sizes as per window schedule on plan – add necessary clearances. 
  • Maximum lintel deflection (or similar) 6mm.
  • Ensure the window schedule on plan matches the brickwork dimensions – confirm discrepancies with Masterton.
  • Provide pack studs with no additional width and a loose head trimmer or double trimmer dependant on window head height – Click here (12/02/21)
  • Square set windows shown hard up against the frame are to go into the junction 35mm – usually stairwell windows.
  • McArthur Manor jobs usually use Advantage windows – check with purchase order! (D.Bradshaw 27.01.10 )
  • Cafe window details – Click here. Any discrepancies contact Masterton Homes.
  • Check for Kitchen window nominated sill height!
  • Maintain 600mm overhang to 250mm not 610mm (J.Hill / P.Summer 05/07/05)

  • Provide 600mm overhang for 250mm walls not 610mm (J.Hill / P.Summer 05/07/05)
  • TG stations to be 2400 on 20.5 & 22.5 deg roof, concrete & terracotta tiles

  • For Timber Party walls where girders run into the ledger plate with greater than a 4kn dead load it must be refered to Pryda to provide fixing details.

  • Metal Fascia

  • Supply a roof truss bracing layout 
  • Bal 29 requirement – trusses to be cut back 35mm & 90 x 35 P10 Perimeter plate supplied loose
  • Gables, standard and dutch to have pre-cut verge rafters, outriggers and setdown truss. No gunstock outriggers.

Final Check

  • Supply beams to all portico roofs (21/3/02)
  • Supply full height F27 (HWD) studs loose for steel beam supports in line with engineers – note on layout! All other openings and beam pockets noted with HWD studs to be in frame.
  • Supply 12mm x 100mm AnkaScrew (21002770) for “B-TYPE” bracing and washers 50x50x3.0 (BNWPS503)
  • Skirting blocks to be supplied loose 90×35 or 70×35 F4 H2 Blue based on frame depth. 440mm lengths for 590cts and 300mm lengths for 450cts. (C.Masterton 12/04/17)
  • Supply 10 x additional spare studs which includes extra for control joint studs (C.Masterton 12/04/17)
  • Temp frame brace supply 1/4.8 length per 3LM of frame in lieu of previous 5LM
  • Do not supply any DAR Posts. Do not supply posts on brickwork, Do not supply posts to columns (Trish 13/12/11)
  • Macarthur Model supply 30/6.0 90×35 P10 & 4 sheets of 17mm CD Ply for curved walls, plates etc.
  • Jamison Model – supply 140×45 F5 H3 1/4.8, 2/5.4 for Stairwell joists & trimming
  • Supply 140x35P10 2/6.0 to garage steel beams for packing to support trusses (5/2/03 Trish) – 150 LVL15 for spans exceeding 6.0M. 
  • Garage Beams = 170×63 LVL or as per design

  • Temp truss brace, No saddle restraints,
  • Ceiling Trimmers supply enough including change of direction – provide an additional 100 ceiling trimmers for all jobs
  • Supply truss spacers (GTSPACER6)
  • 100×25 Case Grade valley board – supply an extra length 1/6.0 (P.Wright 18/6/11)
  • HWD Temporary Props (up to 3.0M) for supporting temp garage beams only. Do not supply for Porch \ Patio or Alfresco’s (C.Masterton 12/04/17)
  • Temp props over 3.0M provide sufficient Case Grade Temp Props so they can be doubled up (C.Doppler 06/02/13)
  • Alfresco Beams 360×65 GL10 or 360 17C as per design. If not marked on plans ring Draughting department and confirm, also advise if beam design fails and steel is required! (L.Pitman 21/05/2012)
  • For Bal 29 and over Alfresco beams can be 360 LVL’s by design and are to be lined (fireproofed) by Masterton – note on layout. 
  • Do not supply battens for metal roofs
  • Do not supply ceiling trimmers to verandahs or patios (3/2/03 Trish)

  • 22mm treated flooring regardless of floor joist spacing 
  • Floor joists to be spaced @ 450cts to wet areas
  • Additonal floor joists required to hallways for ground floor fixing of light fixtures centrally. Avoid locating joists to the centre; joists to be offset – Click here.
  • Provide continuous end blocking to the perimeter for exterior load bearing walls
  • Joists run into steel without hangers. Allow 90×35 P10 for blocking (the length of the steel)
  • Allow web stiffeners to joist that are larger than steel beam
  • All balcony material for Masterton Homes is to be H3 treated (Steve Jackman 26.2.07)
  • Balcony joists H3 190×45 F7 (Check floor system depth) – Balcony Joists layouts are required to be sent to site
  • All Horizon models have timber fillet studs to the pantry, prostix code RFS075050
  • Allow 100×25 Case 2 off to steel in bulkheads
  • Balcony flooring – James Hardie’s Scyon & James Hardie’s Joint Sealer
