Frames

  • Work off Construction Plans only. Check for latest plans on the Masterton portal before
  • detailing.
  • N2 wind speed unless noted otherwise
  • Garage / Hallway walls may be used as load bearing. Check plans and engineers.
  • Lintels maximum 5mm deflection
  • Where practical in height for Bulkhead framing (coffered ceilings) use I‐Joists
  • Square set opening height = 2100mm unless noted otherwise
  • Entry (Front & Rear) door head height = 2120 unless noted otherwise
  • Standard internal door height = 2120 including wet areas
  • Version 2.0 – As of 22/09/2025
  • Smart robe doors as per smart robe catalogue. For wet areas head height is 2180 or 2480
  • and all 10mm wider
  • Cavity sliding door height for all jobs = 2165, width = (2 x Door) + 10mm always in a 90mm Frame
  • Mirror sliding door robes to be detailed as a full width bulkhead frame over at 2130mm
  • No control joint studs
  • Do not sheet brace over where the hot water service is to be installed
  • Vanity studs to be detailed 300mm to both sides of centerline of vanity to avoid drainage
  • All alfresco piers are solid brick
  • All porch / patio piers conceal a timber post – unless noted or shown otherwise – temporary

  • For Madison & Vogue Façade (Raised Roofs) – beams sit on the top plate; trusses run to the inside of the beams with hangers.  
  • For the Elara Façade, the front entry beam is not to sit on the top plate
  • Timber blocking to be built in to walls behind vanities for added strength to wall hung
  • vanities. Blocking to be a single height row of 140 x 35mm pine to each stud bay behind the vanity (width shown on floor plan). Bottom of blocks to be 740mm from bottom of wall

  • Wall hung vanities to all bathrooms and powder rooms. The plumbing for the vanity waste is to run through the bottom plate. If we are unable to achieve this due to joists or beams, builder must be notified.

Windows

  • Dowell – Sizes as per window schedule on plan – add necessary clearances. Any

discrepancies with sizes, brickwork dimensions contact New Living Homes

  • No Steel at all, even if required for lintel or bulkhead. Contact New Living Homes
  • Aluminium sliding door coded 2127 to be 1785 stud opening. Disregard 2650 width on window schedule, plans to be amended
  • Aluminium sliding door head height = 2140
  • Head height 2440 high framed tiled roofs (For windows at drop‐off)
  • Overhang 600 – Pitch 25 – Head height = 2170
  • Overhang 600 – Pitch 22.5 – Head height = 2195
  • Overhang 600 – Pitch 20.5 – Head height = 2220
  • Overhang 150 – Pitch 25, 22.5, 20.5 – Head height = 2215
  • Head height for 2600 & 2700 Frames = 2230 unless shown otherwise

  • Head height 2440 high frames sheet metal roofs (For windows at drop‐off)
  • Overhang 600 – Pitch 25 – Head height = 2140
